Have a 6k sq ft commercial warehouse space in Midway district and looking for potential uses. I'm a car person so either some type of low impact automotive or marine would suit my wheel house. No desire to work there but would like to have something enjoyable that employs hard-working locals and serves the community. (Biggest problem facing small enterprise is always staffing; especially if it's a technical trade.) Urban workshop concept also intriguing.

Thoughts?

Always good to bring others in to think outside the box. Many thanks.

Why wouldn't you just hire a commercial broker to lease it out?

I’d rather have a biz or entity that employs people and creates a way to give back to the community. I understand a tenant could possibly do that but I’d have no direct control or say in that.
Completely passive income is not what I’m looking for.

My son plays youth sports. We have to travel all the way to OC/LA to attend statewide basketball/volleyball tournaments held at these large warehouses. It's always been my dream to put resources together to provide a large venue for these tourneys locally, without having to leave SD to have them. It's a big money maker and you just provide the venue, have some other entity handle the logistics, staffing, parking, security, etc. If you have large spaces for food trucks, that's another bonus.

I'm buying a property in Lakeside for investment. I need a place to park my collector cars.

Porn and collector cars... that could be a winner.
