My lease expires July 31 so I would need to be looking now for a place. My budget would be up to $2,500 in IB or SY/CV area SFH close to the trolley Blue Line.

The thing is there is a pandemic going on and I don't want to move for obvious reasons . My landlord is being rather laxed in getting back to me. I offered to continue for basically another year. Who wants to move during a pandemic.

Do I have any protections if I need to stay past July to protect my health ? I would obviously still pay rent. Nobody is out to stiff anybody BUT that is scary to think after all this I need to be out in public like an idiot looking for a place.

Any advice is greatly appreciated.

Hopefully I come to an agreement with my landlord.

Generally, you would get a lease extension notice with any rent increases on June 1 (60 days prior to end of lease) you would have to give notice or accept the lease July 1 (or sooner). If you’re paying your rent (since a lot of folks aren’t or can’t right now) the landlord is highly likely to renew you hopefully without a big rent increase. I know where I used to live, they wouldn’t give me any info prior to the 60 days. But you’re right, it might be wise to look around and see what’s out there in case you do decide you need to move. I’d say with economy headed toward depression, you have a very good chance to stay where you are with no rent increase, I hope so.

How did you communicate your offer to your landlord? Email? If so, I'd step it up a notch. Go postal mail with tracking.

Be very clear as to what you'd like to do:
1. How long would you like to stay?
2. How much you're willing to pay?
3. When do you hope to receive a response? May 1st (or pick a date)

Don't mention the pandemic. Your landlord knows all about the pandemic.

Hello

Thank You for the responses.

1. Is the 60 day notice to extend the lease granted to me by default (or CA law) or does it need to be in the lease as an agreement between tenant and landlord ?

2. I sent her two messages via instant messenger. We have been communicating like this for awhile now but YES great idea to include a note with the May rent check.

I have a great relationship with her and am a model tenant. I am just a little nervous because her friend across the street has a son she wants to move in. I could be SOL or caught between a pick n' choose.

Just the thought of moving companies and bacterias and health risks is really bothering. I am also a Parkinsons patient.

I hope she gets in touch with me or maybe I need to understand this 60 day notice better ? By law the increase can only be 10% right ?

I think the max increase and 60 day notice depends on how long you've been there already. It may be spelled out in your lease contract.

Since you have Parkinson's, that may qualify you for special tenant status. Worth looking in to.

Below are:
1. the California Tenant Law Handbook. You'll find the laws for increases and notices in here somewhere. You need to know the laws because your landlord probably doesn't.
2. a tenant-friendly law firm that I used many years ago because of landlord abuse. These guys will charge little or nothing to answer simple questions. They will know if Parkinson's qualifies you as a special class of tenant.

I thought there was a regulation in place now that due to pandemic no one can be evicted or forced to move whether they are paying rent or not. I’d look into that as well. Are you renting a home or live in apt complex?

Renting a home.

I know about the rent part but can you add link to the part about being forced to move ?

Mainly all having to do with paying rent and evictions. Nothing about my situation specifically but I assume it falls under "evictions" and at least until May 30 she can't evict. Going forward I see no protections just language asking for cooperation and understanding between both parties which is what I am looking for.
