Hi everyone!

This may be a long shot, but I’m searching for homeowners willing to sell/rent part of their land to build an ADU on (Accessory/companion dwelling unit). Me and my family are looking to down size from our current home, and want to build a smaller house. With the permit fees and wait time on new construction, an ADU seems the best way to go.

Is anyone here at least familiar with the process of building an ADU? Any info/advice would be greatly appreciated!

You're going about this backwards. First, no one can sell you land for an ADU, that would be a lot split. ADUs are built by the current owner who then rents it out.

However, you're in luck!

The California legislature just passed a law (SB1120) that allows single family homeowners to split their lot by right even if it's as small as 2400 square feet. That means two equally sized 1200 square foot lots at the small end. At a more typical size, you could split a 5000 square foot lot into two 2500 square foot lots.

The new lot could be required to have access to a public right-of-way if the local agency wants to require that.

Needless to say, the new lot may not be required to have parking, and the side and rear setbacks with the neighbors can't be any wider than 4 feet.

This is our elected legislators future vision for the single family home and the single family neighborhood.

City of San Diego greatly streamlined the process for building granny flats a year ago.
Might want to check that out.
