Coulda

in 98 I looked at a place in La Jolla about 1200sf but I thought it was too expensive at 340 so I bought a house in CM for 150. That house sold 12 years ago for 2 million. It even had an indoor pool. I'm just glad I bought at all.

Which means?

By rest of the country standards, San Diego doesn't really have crummy neighborhoods.

Remember what North Park was like not too long ago?

One can nitpick stuff like this forever or one can get their hands dirty and gain a real estate holding in San Diego.

I live in Talmadge, 92115, and the crime keeps getting worse. It was nothing like this when I lived in Barrio Logan or Corridor. If I could afford to buy, it sure wouldn't be a condo, though, I'd buy a one bedroom cottage.

At some point you either get in or you move on.

^^This. You’d be surprised at how much money you have if you get out of debt. We have to have everything now and don’t want to save.

Go through your finances and see what your spending on each month. A friend of mine figured out she was spending $100 a month on Starbucks. She was going everyday at work and spending $5. Cut that stuff out and see how much you can afford.

I dont think this is true.

I am 100% debt free, 830 credit score, no social life so spend no money on anything, wear my scrubs on days off instead of buying clothes, no kids or girlfriend, got a raise to $52.22+$4.98 shift differential, and I have about 110,000 in non retirement savings, and am an expert on personal finance, investing and milking every dollar and even I cannot afford a house in San Diego in area I want to live.

Its a must to max the 403b (19,500 a year) and pay all your taxes so that leaves me with about 5,000 a month take home pay deposited into my account.

Assuming I dont want to be house poor that leaves me with about a max of $3000 mortgage/association fee/taxes for housing.

Even with 20% down payment that means all I can afford comfortably is a place in the mid to upper 500’s,
So If i cant do it as a healthcare professional making 115,000 a year, no debt, huge cash savings, and tracking every penny on Mint And Personal Capital APP what hope does a regular guy have?

There are tens of thousands of ordinary people who own SFHs in nice areas; I would hazard a guess that the vast majority of them did not buy their dream home as their first purchase.
It is possible to purchase something else and work your way up. The phrase "Starter Home" used to be part of real estate vocabulary, and even the expectation for people, well, just starting out (in real estate).
