What's the attraction to "SD proper?"

Is this "attraction" going to be there, in 15-20 years from now, for you? Think about your quality of life with regards to SD proper in 2035...will you want to be a part of that?

Since you're in the trades, you have a real opportunity to get a place that might need work. Since you have the "know-how," you can build yourself a very nice place for pennies on the dollar. You likely have friends that are in other construction trades. Use them. (Well, you know what I mean.)

Don't be in hurry to buy, as we're about to see the sunset of the "no foreclosure" deal from the Gov't. This should open up some properties that were previously owned or rented by people that can't afford them.

Remember Condo's cost less but have an HOA that can be as high as the proprietary tax amount and even Mello Roos on top of that.

Buy a fixer in the SE, El Cajon or Escondido. Fix it up yourself, get a roommate and you'll earn that equity in a few years. Trade up from there. Better yet, get married to someone who works and do it together.

I"d check 92115 if this is the case.

Typically these threads revolve around an OP who won't settle for less than a detached house in a specific area, but if this is the case I think you could probably find a 2/2 1000 sqft in the 300-400 range.

It would be a serious beater with probably needing at least 100 grand to bring up to speed. It's possible but man, is it a lot of work in your spare time.

I was thinking closer to 500-700sqft. it seems I’m priced out of most of 2b by the time I’m making that kind of money.

I would like to have my own room for a small studio for my guitars and stuff but I guess that will have to be in the living room ?

Six years ago my realtor was trying to get me interested in a 2/2 966 sqft recently upgraded unit with washer/dryer in this area for around 220k. Wish I had listened to him.
