Hello,

We are soon-to-be empty nesters thinking of moving from the SF Bay Area to San Diego. Job is in La Jolla. I would love to get your opinion on these homes in terms of area crime and safety and walkability/nice, wholesome community feel. I pretty much have a handle on how La Jolla, Encinitas, Cardiff, Solana Beach and Carlsbad are as I have spent quite a lot of time in those areas in the past.

Even if these homes below get sold, your feedback on the neighborhoods would be greatly appreciated.

#1 is going to be HEAVILY impacted by Lindberg Field departure traffic. Big time. If you like noise & soot, then this is a nice find. But, if you care about your pulmonary system at all, you'll avoid this like Covid.

#2 is quite close to I-5 noise.

#3 & #4 Are close to I-5 & I-8. That's because they're the same property.

The guys are right.

If you're mildly serious about a move, why not engage a local SD realtor? You're gonna pay that 6% one way or another, so why not get something for it? A (good) realtor with localized knowledge is especially important if you aren't local. Plus, he/she can tour properties for you, do FaceTime of a property, etc.

You might like the small Pacifica neighborhood (technically in Pacific Beach) based on what I think your taste is. It's just West of I5 so you have to be aware of potential noise, but it's a very sloped area which can give stunning ocean/bay views. I believe this home wouldn't have an I5 noise issue due to the distance and slope. It's a (rare) new build so you could make your own choices.

The University City/Triangle area might be worth considering, too. This one probably isn't quite upscale enough as it is but gives some idea. With $300K of updates/additions, it could be pretty nice.

Coming from the Bay area, you're probably used to Earthquakes quite a bit more than San Diegans, but another thing to consider is the potential for Geological Hazards for whatever property you choose - the City of San Diego has "Geologic Hazards and Faults Maps" available, downloadable as pdf files, with the city divided into numerous grids - click on the grid you're interested in to see a detailed view of it.

Thank you, @someguy10 and @GuyInSD.

Having lurked for a long time in these forums, I feel like feedback from these boards are more insightful and honest. We do have a realtor who is an expert for the coastal area north and south of LJ but not for the SD city area. Ever since I saw this house, it opened options for me (away from the LJ area). Top criteria is a view and a nice walkable neighborhood where I can walk my English bulldog. It doesn't have to be a huge home.

The house on Solar St is sold. I like that location: great views to the west, walking distance to USD, and probably very safe & quiet. However, it's right on a canyon. Many insurance companies do not like to write policies on a house with at least one side backed to a canyon.

Yes, that house got sold last year.

And regarding canyon-backed homes... I should take that into consideration when finding homes in SD. My husband and I went through a difficult time getting home insurance for our cabin in Arnold, CA for a different reason. It is apparently situated in a fire zone so we were dropped all of a sudden after 17 years. We were able to finally get one, but insurance premiums have doubled.
