You can live in San Marcos without having to take the 78 though, if you are only driving to Palomar Airport Rd. However, like I before, the local streets back up as well.

Default Carlsbad move...

When I moved to the San Diego area (from Houston), the best way to find out about a location was to check inside the grocery stores and see who was shopping. You can narrow down the area by checking it out with the Chamber of Commerce or a Realtor - they have lots of information you want (best schools, crimes etc.)

I then contacted the Police Dept and asked them what area (neighborhood) they themselves would move to - it was one of the best research tools I've found!

I would rent 1st for about 1 year - because you don't want to end up in a disaster! or if you really need to buy due to a relocation, don't put too much of your own money down. FHA has programs that go up to 97% and higher AND FHA has guidelines that the seller has to provide (which is great if you are the buyer).
