My opinion, at your income / price range, the things you will likely want to avoid are (in order)
A - Homeless / Riff Raff / Tourists in your business
B - Bad School District (not necessarily bad school)
C - Fire (oversize homes on large lots are often in fire-prone areas)

You can avoid A by avoiding the central urban core and most of the urban coastal communities
You can avoid B by staying away from San Diego Unified, Sweetwater, El Cajon etc
You can avoid C by scaling down lot size and home size and staying out of the peripheral inland areas.

Echoing what the other posters have said, Encinitas, Carlsbad are your best bet. La Jolla suffers too much from A and a bit of B.

I wouldn't say I hate these threads because these things matter a lot to some people apparently. It's interesting how much earthquakes and natural disasters shape people's home buying decisions though. I can't imagine worrying too much about either of things but to each their own. I also don't get the allure of living *at* the beach and there tends to be a lot of emphasis on that too.



It would be no fun to have to rebuild a house that got burned down (I know people who lived that nightmare) or even less likely, destroyed by a quake. But that's what insurance is all about. If the fear is death from those things, that's different. But still, you're far more likely to be killed driving around the county going about your daily business. San Diego is an awesome place to live in spite of all these things. There's danger everywhere. I'd much rather confront it here in paradise than somewhere less attractive. And yes, I'm totally and unabashedly biased.

After living at the beach for 18 years they can have it. Druggies, homeless, petty crimes like bike theft or breaking into cars.

I can ride my bike over if I want now but hardly any of that mess now.

Unfortunately, you are correct. The beach communities ARE getting a reputation for these unlawful activities. It's a bit of a "secret" but it's out there.
