I live on the eastside of Chula Vista too, and agree that it's safer than the westside and I've lived on both sides of the 805 so I feel I can judge. The problem with the westside is that it's almost a block by block thing. There are pockets of really ghetto areas. But there are also some really pretty neighborhoods that have people who own their homes and have lived there since the 60's and 70's.

There is the J Street Marina which can draw some sketchy people, but if you stay away after dark, you'll be okay. If I want to go down to the beach, I head to Coronado and it's only 20 minutes. I stay away from IB because the water quality is hit or miss with sewage spilling over from TJ.

Eastside of CV is new in comparison, lots of subdivisions, restaurants and nice shopping areas. Otay Ranch/Eastlake and Rancho Del Rey are all great neighborhoods with many 9 and 10 rated schools. I've never not felt safe in my neighborhood or that part of Chula Vista. I really love it.

Just my two cents.

The west side of CV is crowded and not so hot.

East side is less crowded and has a country feel to it....much nicer IMHO.
