Since i did not get any specific replies to a previous post i am trying to reframe my questions/ concerns.

we are looking to buy new property in the del sur area. the property is about 4 mils off Hwy 56. i heard the school district is excellent and have heard some nice things about the community.

is there anything else i need to be aware of when i am considering to buy property in that area ?

i am looking for general recommendations about del sur or anything that goes against when we will decide to sell the property in about 7-8 years from now.

we are first time buyers and have a bit of cold feet (didnt have it when i got married :-) )

PS: the property is bang opposite a proposed elementary school.

Del Sur is in an extremely wealthy area generally. Low / No crime. Schools are good. Commutes are long. Homes range from cookie-cutter to grand. It is generally seen as "Rancho Santa Fe" lite. In general it is probably a good investment long-term, although areas like this are currently very expensive so may see more softness than some of the more affordable areas.

If you like the house and you like the neighorhood, don't worry about it.

Ok, another bash the suburbs thread....I need to come out of hiding.

I currently own a home within a mile of this area (in the 2nd best kept secret) and think it is one of the best kept secrets in San Diego.

Del Sur is where Rancho Bernardo/Torrey Highlands and Rancho Sante Fe Meet. All of these areas are well respected/affluent in San Diego.

Currently Camino Del Norte will go through (once the city buys the street from the developer) and connect to Torrey Highlands/Glen, that will put you about 5 miles to the beach (via Carmel Valley). They are also running Bernardo Center drive through the mountain on the other side, which will give you a more direct route.

High Median income
Some of the best schools in Southern CA, let alone San Diego
New upscale shopping center going in
New Torrey High School in 09 (so state of the art, everyone is already talking about it)
Rancho Bernardo business park down the street (i.e. home to HP's Printer Division, Sony's Video group, SAIC, BEA, etc.)
Less than 30 mins to downtown, 1 hour to OC, less than 20 mins to UTC and places like Carlsbad (very central location)
Almost 0 crime
So family friendly and picture perfect suburbia that it makes the kidless types and singles head spin
Tucked away in a gorgeous basin of the Sante Fe Hills (formerly Ralphs Ranch)

I could go on.

That area is getting smacked now because the folks in 4S Ranch (neighbor, you may also hear it called 'foreclosure ranch')) that over extended on their option ARMs that are now due for refinance. It also carries Mello Roos which during Real Estate downturns are about the equiv of selling a home on the highway. But for the Mello Roos, the area is full of parks, excellent schools, lush greenery, YMCAs, Libraries, open space, etc.

This is a wonderful time to buy a new home there as I only see that area going up in value.

I truly believe that once people realize they can once again afford places within inland North County (this area was the first to sky rocket during the recent boom, then was the first to decline), some of the inner city gentrification you see now will die off. San Diego simply isn't Manhattan and will always be a suburban family town.

Maybe it's my imagination. I just feel that I'm always defending the burbs....even in my new home, the Dallas forum.
