My wife and I are planning on relocating to San Diego from LA within the next year. Reasons for the move (mostly) --- have two young kids starting school now (public schools in our area are terrible) --- overcrowding ---- traffic --- generally quality of life --- and we scored pretty big in the home price run up over the past 10 years and are sitting on quite a bit of equity--we'd like to sell out and use the equity now (the avg. price per sq. foot here is around $550 while most SD areas are much lower).

We are currently considering Carlsbad, Encinitas, San Elijo Hills and possibly South Escondido. Public schools are important, but we currently have them in private and would consider private schools if it made sense.

We like Carlsbad for the proximity to the beach, the clean surroundings and new homes. Encinitas for the same reasons. Have not checked out San Elijo or Escondido. Based on homes I have seen in San Elijo Hills online for sale, I like the styles and the prices seem more affordable than Carlsbad or Encinitas. The only reason we are considering Escondido is for the home sizes and lot sizes (what you get for the money, essentially).

Having access to LA will also be necessary for me to make meetings weekly.

Thanks for any feedback/advice. I cannot wait to load up the moving van and get out of this place.
