Can anybody recommend a good real estate agent for buyers in the East Lake, Otay Ranch, and Rolling Hills areas?

I don't know anyone down in that area, but you might want to post this on the real estate forum. Someone there may have a referral for you.

If you don't find anyone, DM me and I can call my contacts and see if anyone I know knows someone down there. I also have a brother who lives down there. He may know someone. Let me know what you find out.

Patti McKelvey is the biggest agent in Chula Vista by far.

Go to Redfin.com to view properties. That's how we found ours.
We didn't use their agent, because we already had one.

FYI - all buyers agents are hungry. You need a patient agent. Unfortunately, the sellers agents are apathetic. You will have a lot of looking, make a lot of offers, and do a whole lot of waiting.

There is a really good REO company operating in the Chula Vista area that has great relations with the banks and therefore has fairly quick processes. Their offers are usually pretty good at being accepted as well. You can check out their free MLS search to view properties in the area you mentioned.

We are looking to buy a place in Poway, and all I see is overpriced junk at the moment. I still anticipate (maybe wishful thinking) a mini bubble burst in the coming months. Banks continue to hold onto their REO as they have already taken much of the painful loss in years prior. They are also smart not to flood the market otherwise it would create lower prices due to excess inventory. With the recent interest rate hikes, I am hoping it will push conventional buyers out of our price range. Still does not eliminate the cash investors though. Watching Redfin, I have seen numerous properties in Poway that were foreclosed early this year, back on the market for sometimes 200K more. You can see that the "upgrades" were limited, lay down some sod, change the carpets, paint, and put in the ever popular granite counter tops.
