As I look at rental listings in SD and La Jolla, I am noticing that there are a lot of single family homes for rent. I have two children and am concerned about having to leave a school district once my standard one year lease is up. Is it likely that the landlords for these single family homes will not renew my lease and send me packing after a year or once they are able to sell the home as the housing market picks back up? I know in LA and other CA cities, rent control policies make landlords pay moving costs even if the tenant is on a month to month lease. This seems to prevent such a scenario. So, my question is, can a landlord refuse to renew my lease without cause in San Diego/San Diego County? Should I limit my rental search to actual apartment complexes where I know that I will be able to renew my lease each year?

Interesting question. Many single-family homes are for-rent right now because the owners have had to move and they do not want to sell. So I think you are right to be cautious. I am guessing that in places like La Jolla, most for-rent single-family housing is going to fall into that type of situation. However elsewhere in the city, where there are more renters, probably not an issue.

In addition to not renewing your lease, a landlord can put the property up for sale during the time you're leasing the property ie. signs in the yard, open houses, property showings etc. Being a tenant while a house is 'on the market' can be a painful experience. Always have a tenant-friendly lawyer review your lease before you sign.
