This guy (the original poster) has a solid job. I think he can make this happen. In fact, with 20% down (which I think he wrote he doesn't need to do), he could pull this off on his income alone - easily.

If a person ever wanted to move to California, he may have a golden opportunity in the next year or two. Rates are low, prices are falling.

I agree that this seems to be a good time. That is why my son finally made the leap to home ownership and got one of those bank repossession deals in Poway. It is why we jumped in with our plan to retire in San Diego. I had been watching the market fall and realized it was now doable. As a matter of fact we paid $15,000 less for our San Diego home than we sold our Sacto home for. A few years earlier it had looked like a senior condo or a senior mobile home park were our only return options. But we ended up with a single family home with a decent sized yard.

That home is in Mira Mesa, not Poway, and is in the San Diego Unified School district, not Poway schools. At this price point you are looking at the blue collar areas of Poway.

I don't want to nitpick too much, but the reality of making 100k+ and living in a neighborhood where median incomes are often half of that can be a shock to some.

I do agree, now is the best time in many years if you have the cash.

Charles, I only partially agree with you, yes, this is the time to make the move as far as real estate is concerned, will the prices go even further south or start back in a year, no one knows. The problem with your comment, OP has pretty much indicated he would use his VA loan so he would have no down payment, that is going to seriously increase his mortgage payments plus interest rates are going up almost weekly. We have a granddaughter that settled on her home at 5.25% the last week of June, her sister is about to buy and I believe the rate is about 6.25%. Of course VA is a little lower but really not much.

Thanks much for the info guys! Keep posting your opinions. It does a lot to weigh if the move is worth it or not. We do not want to jump into something we'll regret that's why we really want to be sure. The facility I'm moving in is really short on people so if we move...I'll be there until I retire.

There are homes in Poway in the low 300's, but you have to be fast, and most are older.

Here is an example of one of the few, old, but appears to have been remodeled. Even at a low down payment, that payment is still not too bad.

For comparison, here's 310k in DFW in an area that is close to shopping and dining and jobs.

Yeah, it will be newer and/or bigger for that price. Of course Chula Vista has newer homes that are similarly appointed if one can find a place they like there.

I like east lake and Otay very much. But it's not practical for anyone who works in North County, which is where its seems like every last remaining job in SD is. The home in DFW link is pretty close to a few of the job centers (Dallas has many).
