You're probably better off looking in Mission Beach, same zip code as PB (92109), b/c PB is mostly hotels, condos, and apt's directly along the coast line.

The things is a lot of the homes directly on the boardwalk facing the ocean are usually vacation rentals or owner occupied. A lot of those places do 9-month leases too then jack up the rent during summer months, although $5k probably will cover the summer monthly rate for a fair amount of places.

Get a house along the boardwalk in MB and it will feel like you're in a fish bowl with all the people that go by. There are some REALLY NICE homes along there I'm just not sure how many of them can be rented year round.

It's right next to it, pretty much anything south of Pacific Beach Dr would be considered Mission Beach. It's about a 2.5 miles long and very narrow peninsula. It's not a whole lot different than PB but probably a little nicer overall as it's much smaller and no house is more than a few hundred feet from the water, either the bay or the ocean. The lots are very small though, you will not have any sort of yard but just a patio. Parking is pretty difficult but you'll probably have a parking space with whatever place you rent.

Overall it's a cool, little compact community with lots of people walking, biking, skating, and rollerblading. Some shops, bars, cafe's, restaurants, and a nice little oceanside amusement park called Belmont Park. South Mission Beach is probably a little nicer but it has less shops and stuff.

This house here is only a 300 ft from the ocean and looks like you can rent it year round. It says PB but it's really MB.
Brandnew Beachhouse, lease: 6 month-1year (http://sandiego.craigslist.org/csd/apa/1553114559.html - broken link)

There are probably better sites than craiglist to look for these types of homes though, I'm just not sure what they are. With your kind of budget you might be able to rent a home year round that would normally have a 9-month lease.

well, they kind of run into eachother. there's no start or stop point. you go about a mile down the boardwalk from, let's say crystal pier, and you're in mission beach.

Go with PB. I was impressed by how many beautiful girls I saw there, not just in the bars but out and about. Shallow, but beautiful.

not really, b/c the homes really don't start till north of Law St and by then it becomes more like La Jolla and is not really the center of the action, plus all those homes are on a bluff about 30-50ft above the sand. If you literally want to be on the water and where all the action is try Mission Beach, anything north of Belmont Park should work. South of Belmont Park is great too just not as lively or as much stuff going on but no far from it either.

You're young with way more money to spend on a rental than pretty much everyone else your age, so that is probably why you're having a tough time. Not many people who can spend that much on a home want to live in the middle of the action in PB.

You can find nice townhomes here and there a block or two away from the ocean that would put you in the middle of all the PB atmosphere.

Are you able to visit b/c you're best bet would be just driving or biking around PB and MB and looking for places. I usually see nice homes with "for rent/lease" signs.
