We are considering a townhouse of around $600K in the East Bay (Walnut Creek/Danville) vs a single-family home for around $800K in the same areas. Other areas may include Lafayette and Orinda. Rough figuring the square footage at these price points seems to be even, but I'd like to hear from those who have experience with townhome living. I understand the most obvious pros and cons (privacy, higher HOA vs higher buy in cost), but in general as we don't have townhouse experience I was wondering if there were others who have faced a similar choice.

PS: Does a townhouse HOA generally cover building insurance? Generally, what else does the HOA cover?
