Thank you for the suggestions I will definitely take a look.
I have noticed in most San Mateo County threads people recommend staying west of El Camino as a generalization. Obviously Foster City and Redwood shores are on the east side... Is there a north/south "border" where the general thought of staying west of El Camino holds true?

I'm sure there are pockets of exception but, for the most part, this applies up and down the Peninsula. The closer you get to Alameda de las Pulgas, the nicer the neighborhood.

The only thing about RWS/FC is that there are only two ways in/out so traffic is bad during rush hours or other emergencies.

Thanks for the heads up on RWS/FC. Traffic and I don't mix well so we will probably not look in these areas.

Doesn't apply to Millbrae or Burlingame. Neither city has a "bad" area.

I personally really like Burlingame (but San Mateo does have nice areas....I don't want to appear that I'm knocking SM). I like Burlingame Avenue and Broadway for the shopping and restaurants, Washington Park is a great dog walk/play park (and great for kids and older folks getting exercise), and Burlingame Aquatic Center is an outstanding pool for lap swimming. There are no bad areas in Burlingame to be avoided and the schools are great at all levels (elementary, middle and high school).

I disagree with jaypee about there being issues relative to traffic tie-ups in Foster City and Redwood Shores. Total "sigalert" tieups are rare, and traffic these days is nothing compared to the dot-com boom years. There are a lot of nice apartments in FC over on the Bay side -- literally, just drive along Hillsdale Blvd and down Shell Dr. and that area. Lots of options there, and in your price range. As for east vs west of ECR, there are a lot of crummy little old houses in the hills east of ECR (west of the Alameda) that don't offer value for cost, in my opinion. Once you hit Alameda, the properties tend to be quite nice, but they're almost all 1-family houses and $$$$. You might check out the village west of College of San Mateo off of 92/De Anza. There are some nice apts there and it's a nice neighborhood. Millbrae is also a nice area, but if you don't like fog, you have to take care to avoid being in the fog belt -- one house is normally sunny but around the corner you're in a fogbank much of the time. Burlingame is very nice. A lot of apartments along ECR, but then you're right on the main drag with the attendant traffic noise. Belmont has some nice areas both in the hills and on the flats. RWC also has many more affordable housing options -- both the Shores and the city proper. You just have to drive around and see some places and talk to neighbors before deciding. It's the best way to get a feel for the different neighborhoods.

Millbrae isn't in the fog belt. That big strip of fog that comes in many afternoons is visible at a distance from the Millbrae hills, but does not reach Millbrae.

When it's foggy in Millbrae, it's foggy in Burlingame and northern San Mateo.
