Hello everyone!

I'm considering relocating to SF & just doing some initial research on rents.

What areas offer a decent supply of studio/1 bedroom apartments for under $1000 up to 20mns from SF?

I'm open to any safe area w/in 20mns from SF. I have a small dog too.


And what zip codes in Oakland are unsafe/ghetto?

The list starts and ends at Oakland.

BART will get you into downtown San Francisco in 20 minutes. Stay around Lake Merit area, preferably the west of it for better BART access.

Try padmapper.com .. looks like mostly inlaws for SF below 1k.

Oakland, maybe Berkeley. Look into the Lake Merritt area (try to stay north or east of the lake), the Temescal, Piedmont Ave area, and Rockridge for areas that are near BART.

How about the below areas, how far are they from SF & are they generally considered decent?

Richmond
Hayward / castro valley
Vallejo / benicia
San leandro

Other than Castro Valley and Benicia you have to be really careful about where you are in all those places you listed, they have a lot of sketchy/dumpy areas. In Richmond the nicest parts are by the water or up in the hills in the eastern part, the rest is pretty bad. Hayward I'm not so sure but I think some of the hillier parts are ok. San Leandro isn't super dumpy but the western part should be way nicer than the eastern part near the BART stations.

Also other than San Leandro you'd be probably an hour or more from getting to downtown SF, especially from Vallejo/Benecia.

Oy! An ex of mine owns property in Vallejo and, well, yeah...ghetto. That area is, at least. However, not necessarily all of Vallejo. You'd have to check the areas by zip code. I check areas on this site: //www.city-data.com/ I would highly suggest you use it.

I see some $1000-1200 studios in San Rafael. It's a lot nicer than Richmond, etc. Oakland would be my first recommendation, but not everybody likes the vibe there.

Twenty minutes is your limiting factor...

Many of the areas in Oakland with easy BART access are also lower rent areas...

Generally, with the exception of areas around the lake... rent increases with elevation.

Safe is hard to define... the zip code where I live would not be considered safe by many... yet, I have been here for years and have excellent neighbors without a single problem...

One the other hand my vehicle has been broken into in San Leandro and Hayward and damaged in Pleasant Hill... go figure

I have not had a vacancy for some time...

Many of my tenants hail from SF and just needed to find more for their money... my typical two bedroom is around $950 (Laurel, Dimond areas)

You might want to look into the Island of Alameda... there is ferry access to SF...
