I personally find the rotting industry smell worse in Benecia than Martinez. Some days it's just frightful how disgusting it smells lol Those days when you wish you were driving on I-80 as opposed to 680. Gross.

I've never noticed any odor in Benicia. Benicia's a great place to live.

Yeah Benicia isn't known for having an odor, the winds in Benicia blow it inland and away from the residential areas.

Martinez and Crockett have always been known for it.

I agree with clongirl. The homes near the Lafayette & Pleasant Hill borders are very nice & may offer great bargains. Make sure the homes that the schools feed into are sufficiently rated for your needs.

Benicia is a nice place to live (though it lacks amenities).

But, don't be fooled. I've owned a house there for four years. The odor on certain days of the week is absolutely foul. It's a rotten egg sulfur smell that you'll get - most of which blows toward I-680 as you drive through Benicia. But if you're ever caught in it, it'll smell worse than anything you can imagine in Martinez.

If they closed up half the shops downtown that don't contribute tax wise we'd better off here
If you weren't born here you won't fit in. I've been here 30yrs
and I can count on my hands how many times I've purchased
Something downtown. Section 8 housing doesn't help to many
non tax paxpayers downtown. Very liberal downtown whatever
they want is right!

Aside from the refinery presence - it seems that no one has mentioned BART access for Walnut Creek as a factor in real estate values.
