How is Pleasant Hill overall? I've noticed a large increase in home prices and it looks like a safe, affluent community. I was just looking for some opinions. How is the College Park neighborhood in PH (the one directly in front of Sun Valley Mall)? Thanks in advance.

Pleasant Hill is generally nice - there are a few pockets that are really bad & some that appear exceptionally wealthy but overall its firmly middle class IMO.

I think house prices are rising due to 1. Very low inventory with high demand & 2. Many people (me) are getting pushed out of Walnut Creek due to the astronomical prices which exist there

College Park looks nice, although I've heard that there are an increasing number of vagrants & homeless on Golf Club road.

I previosly owned a home in Pleasant Hill and one word to sum it up is "Pleasant"

When I sold... it was least expensive on the MLS that week and had tons come through the open house I held.

Pleasant Hill is small enough to be family oriented with good city services and a good geographic location plus enough local retail.

Crime is generally low... shools were only OK... a lot of my neighbors actually paid for private school which I thought odd at the time.

During the last bubble, Pleasant Hill didn't exerience the huge drops as many other areas.

Lots tended to be on the larger size and just about every home has had additions.

My brother lives in Pleasant Hill and to sum up his 1950 neighborhood... it's a place where people tend to upgrade, add on and remodel instead of moving...

My home was in Gregory Gardens and his near Poet's Corner.
