So I'm looking to move to SF and the job I'm considering is located near South Beach. My budget is $2,500 and at minimum I need a 1br and updated kitchen. I've been looking on craigslist and it looks like I can get what I want near the job and walk to work if I up my budget to $2,800-$3,000. But if I go out of the area, say Walnut Creek and am commuting 30 mins to my job would I end up paying just as much with commuting costs? Can anyone recommend any other areas besides Walnut Creek?

A lot of people move to Oakland. You can get a REALLY nice place for well under $2500 in a nice neighborhood that's close to BART- check out Jack London Square, Rockridge, Piedmont Ave and Adams Point. Berkeley is an option too.

Yup. And the commute from Oakland is faster than half of SF. It is a more expensive commute, about $150- $200 a month, bit you'll easily make it up by what you save in rent. You could still rent a hotel room on 50% of Saturday nights and come out ahead.

Commuting from Walnut Creek is more about whether the hassle is worth saving some extra change. Also, a person who wants to live in urban SF would not be satisfied living in suburban Walnut Creek.

Caltrain is way better for getting to South Beach than BART is, but that means living in San Mateo County which is quite a bit more expensive than Walnut Creek. But it's still cheaper than SF.

Is San Mateo more urban or suburban?

Between the two, I'd just like to let you know that BART is really noisy and screechy, old and dirty. Caltrain is a much nicer ride, and cleaner in my opinion.

If it was me, I'd opt to live close to where I work in SF, if I could afford it. Especially since you seem to prefer an urban lifestyle.

BART runs on a pretty consistent schedule all day. Worst case, every 20 minutes. Best case, every 5 or so. Caltrain schedule drops off a cliff outside of the commute. You need to schedule around the train schedule, and not vice versa.

Personally I prefer knowing I have options (in transit) vs being stuck waiting an hour if I miss the train.

Quite true. In that case, if I had to choose between riding BART from Walnut Creek or Oakland, I'd choose the shorter ride. But, I really hate commuting at all, and I get a headache from the BART screeching noise, so consider the source .
