My next door neighbor's house in Marin County is in preforeclosure. Our lots are parallel and similar in size. I'd like to buy the back end of his lot (no utilities located here) in order to create a space large enough for a pool. This would leave us with an L-shaped lot, with the short leg of the L in the back, adjoining open space. His lot would be roughly square, facing the street. Is it possible to break off part of a lot that way? Is it advisable in terms of future sales?

I don't think you can do that. You'd have to check with Marin Tax Assessor's office and see what the land parcel laws are.

Done it in Alameda County and it was very easy...

My lot was irregular and the back neighbor wanted to add a pool and needed 10 more feet for setbacks...

Did the whole transaction through a friend that worked in a Title Company...

It was called a lot line adjustment since both parcels had the same zoning, are located in the same subdivision map page and the result maintained two conforming parcels...

We never missed the 10 feet and the neighbor was thrilled we said yes...
