As others have already stated, it very expensive to live in SF and I would also suggest giving Oakland some consideration. Those who live in SF & make moderate income and seem to get by OK, are for the most part long term tenants of a rent controlled apt building.

OP it would be more realistic if you lived in Sf the way most low and mid-wage workers do:

I hope you have decent credit. It seems many/most roomie situations nowadays require it, in addition to verifiable income.

Even on CL Chicago, some rooms for rent required verifiable income and good credit -- believe it or not.

Not sure about it, but don't many cities prefer you to have LOCAL references, above all else, when in the restaurant/bar industry?

Oh, and try using paragraphs if you expect people to read your lengthy initial post.

Boston may be a better fit for now, where you may be able to live for less while still making good money. I realize it's not your dream to move to Boston, but could you wait a few years to achieve your dreams...once you've saved even more money?

That was entertaining.

Try renting a room in Bay View SF bay area rooms & shares classifieds "bayview" - craigslist It's pretty nice. The 3rd st. Street car will take you right into SOMA.

Oakland has enough know-it-alls and doesn't need anymore.
