Hi

My husband has just been offered a job in San Fran. We are currently in NY (although originally from the UK)
We have two children, 7 and 3.

Looking at similar threads are driving me crazy as I can't find consistent answers.

What we are looking for:

* Good school districts (4 stars or above on SchoolDigger.com - the Easy Way to Evaluate K-12 School Performance)
* affordable rental properties. 3 bedroom for no more than $3200 per month
* info on areas with regards to commute to city for husband (I believe his offices will be in the Financial District) No more than 45 min commute for him.

Ultimately, we all want to live somewhere beautiful and safe but at a reasonable price, which I know is a lot to ask.

Look into Walnut Creek, it is a BART station for commuting, good schools, great downtown area and safe. Only drawback is that it gets pretty hot in the summer.

OP. Are you asking about in the City, SF, specifically? or the Bay Area generally? Family friendly in the City itself is pretty limited.

...Of course! Beautiful, safe, nice with excellent schools---but affordable and not too far away from work! Isn't that what everyone wants? I know I do!

I'd look into the East Bay along the BART line---Orinda, Lafayette,Walnut Creek, Pleasant Hill. Or if your husband doesn't mind driving a bit to a BART station---Danville or San Ramon. Farther out there's Pleasanton/Dublin (but also with a BART station).

On the Peninsula (south of San Francisco) there's Burlingame, San Mateo. Prices tend to be higher and rentals harder to land since they're closer to the tech hubs.

Also, Pacifica might be an option.

These towns should hopefully get you started on your search! Many factors will decide where you land---be open to many because there's a huge influx of folks moving to the region for jobs. Rentals are scarce and very competitive. Be prepared for possible having to compromise on at least one of your requirements. Craigslist would be the main source of available rentals but do be aware of scams. If something sounds too good to be true, then it is. Don't send anyone any deposits or money to hold a rental for you w/o meeting the landlord and seeing the place firsthand!
