Planning to move to San Fran within a year.

I like what I see in house that have a garden unit or in-law suite.

Are these types of unit legal? Any downsides?

I hate Baltimore so much can't wait to move!

I'm sorry, are you looking to purchase or to rent? The answers may be different depending on that.

Are in-law units legal? The truth is: it is a case by case.

Looking to rent. Our upper limit is about $3,500 / month.

I like the garden unit because of it's semi autonomy and usual access to a backyard.

How far does $3,500 go?

Still not clear, are you looking to rent an entire house with an in-law unit or are you looking to rent only the in-law unit?

If it's only the in-law unit, $3,500 can go very far because those are usually the cheapest type of inventory in SF and some may be illegally constructed or not supposed to be used as living space.

But in-law tends to be on the small side, think studio or one-bedroom. There are some bigger ones but they are rare.

They are typically found in the quieter residential neighborhoods like Richmond/Sunset.

I wouldn't say they tend to be questionable, because there is no one broad stroke that paints all of in-law units.

I've seen some very nice ones and I've seen some dingy ones. I've seen very nice units that are illegal and I've seen dingy ones that are legal and vice versa; so it's strictly a case by case.

In general, city codes forbid putting a stove in the in-laws and there are no connection to gas lines, so it's common to see an in-law kitchen put in an electric stove illegally. The entire unit would be legal except for an illegal electric stoves.

I have seen illegal units that have no stoves at all.

So basically the ads' pictures would tell you a lot about the in-law units.
