Sorry, just burned out on these questions. You came here knowing that West Oakland wasn't safe, yet were hoping that the one block with the cheap rental you (or your friend) wants, will be just fine. It's just a miracle sent from God that it is the price that it is.

What's your motive? I understand you hate Oakland. That is fine. No prob. Hate it and move on. It's not for everyone. I get it. I would be unhappy in Walnut Creek. Those nice flat areas unfortunately tend to be the most dangerous areas in Oakland. Things may have changed since, and there are certainly exceptions, but that's what I remember being a rule of thumb.

Thanks. I actually live in Oakland but I am not familiar with West Oakland. FYI, flat does not mean it is dangerous. Obviously that is true in some areas but certainly not all. I'm riding through there tomorrow. I thought I would change my route but I've reconsidered for now. Cheers.

Jack London is flat as a pancake, but that doesn't make it dangerous.

People can generalize all they want, but there are some hilly sections of Oakland that are no-gos in my book too.

The "flatlands" aren't all literally flat, they refer more to the 580 divide.
