Even home to the very first United States Wildlife Refuge... Birthplace of Kaiser Hospital, Safeway, the University of California, Childrens Hospital, Claremont Resort, Children's Fairyland that Disney credited as being his inspiration, Peterbilt Trucks, Durant Motors... and the list goes on.

Amelia Earhart took off from Oakland... not SF.

Wealthy SF families summered here for decades too.

But, yes... the residential market has been infused with SF expats looking for a better life and the surge continues...

Kind of ironic when many of us have been here for generations and now just being "Discovered"

It was "discovered" when SF was leveled by the quake and people need a cheap place to build.

It was "discovered" when WW2 started and the navy need more space than Hunters Point could provide.

"Discovering" Oakland seems to be a bizarre reoccurring theme. But then again, The Bay is kind of like SD. Saturated with so many transplants that come and go, so few in the know.

It's because there is the myth and reality...

SF incorporation 1850 and Oakland 1852.

True the population did double as a result of San Franciscans settling after the 06 quake.

Oakland does have a very rich history and a large part of that was manufacturing... Detriot of the West as it was often called...

For me it's just good fortune to be the 5th generation resident...

Here is one link...

Oakland ascends to nation’s 4th most expensive rental market - On The Block

Here is an earlier link...

Oakland Is Nation’s Hottest Rental Market; Up 20 Percent To $1,980 Month For 1 BR « CBS San Francisco

I have very few turnovers in residential Oakland rentals... less than one a year.

What has been surprising is a simple Craigslist apartment for rent with pictures generates 131 responses and went through 50 applications when showing a few hours on a Saturday.

Two Bedroom in a duplex in Laurel for $1500 with yard and washer/dryer hookups.

The other shift is at one time I managed almost exclusively Section 8 rentals... have not had a new Section 8 renter in over a decade... many of those I did have have moved to Hayward, Antioch, Vallejo and zero issues renting to non Section 8 after.

There has been a huge shift in Demographics since I first started managing residential rentals...

Huge areas of the city had homes/units that could be bought with rents covering PITA back in the 1980's... there was an abundance of very affordable housing because many shunned the area...

I went to High School in Oakland and few if any stayed around after graduation... most ended up over the hill... and now their kids are moving to Oakland and happy to do so.

Lofts, Live/Work, Urban Pioneers, etc... seen it all.

When the bubble collapsed... I viewed condos in the Laurel/Dimond district that were selling for 70k... this was 5 years ago... not 50 years ago.

Where American Families Are Moving | Joel Kotkin

"One clear example of the new child-free city is San Francisco, which is now home to 80,000 more dogs than children. In 1970, children made up 22 percent of the population of San Francisco. Four decades later, they comprised just 13.4 percent of the town’s 800,000 residents. Nearly half of parents of young children there, according to 2011 survey conducted by the city, planned to leave in the next three years, largely due to high housing costs. This pattern is accelerating: Since 2011, less-dense ZIP codes have been growing far faster than the more dense ones."

All of my new tenants that left SF for Oakland cited needing more room due for a growing family...

The studio or 1 bedroom is doable for a couple... much different with a kid or two...

My last tenant was able to get a 3 bedroom 1 bath single family with yard and parking for what they were paying for a large 1 bedroom in an old building in the city...
