Meanwhile, the tax base continues to dry up due to lack of income tax and subsidized property tax, so all governmental services continue to be cut back.
The retirees eventually "check out." Their heirs sell either to new retirees or pass the house down to their own generation. Unfortunately, for example, a $1M property divided among two siblings requires a $500K mortgage to buy out one sibling.

Very few working class people make enough to qualify. So we get more gentrification; old rich and young rich.

How is that sustainable?

One can reasonably ask that same question of pretty much everything humanity has been up to for the past couple hundred years …. Just sayin …

My friend lives in a condo complex in concord which is nice and next to a big lovely park. The owners are diverse and definitely dog lovers. Everyone walks their dogs and visit when they meet.

Concord Naval Development on hold again. Seeno was a terrible choice for developer.

"In an April 27 letter to the agency overseeing the redevelopment of the mothballed naval base, developer Concord First Partners — a partnership led by the Contra Costa County-based Seeno family — says the combination of infrastructure costs, community benefits and land use requirements “all cause the project to be impracticable from an investment standpoint.”

These two sides don't trust each other. It's like a bad marriage.

The city insists using union labor and offering "affordable" housing. The developer doesn't believe that's possible. If "affordable" is measured by a monthly payment, that forces the developer to finance the buyer. That can't work because the developer has no control over future interest rates.

So this problem has no solution.

The NIMBYs win.

It is interesting that if you look at the census map of Contra Costa County, Orinda's census tracks are overwhelming White. However, there is one majority Asian census track which seems to be the brand new development of luxury subdivisions of Wilder.

immune from the tech bubble?

Innovation Tri-Valley Leadership Group Reports Major Tech Upswing

"-- California may be losing tech business to other states, but not the Bay Area’s Tri-Valley region. Innovation Tri-Valley Leadership Group (ITV) announced that the number of tech businesses in the region has increased over 60% in the last four years, with some of the Bay Area’s most disruptive innovation coming out of the area encompassing Danville, Dublin, Livermore, Pleasanton, and San Ramon."
