My husband and I are thinking about renting an apartment on Capp St between 25th and 26th. I don't plan on walking around at night, have a nice car but a garage to park it in, and not a ground floor apartment. What are your thoughts on this area, is it safe? I know there has been a lot of gentrification in this area so wasn't sure what this area was like these days. Thank you!

Should be ok. Things are very different now compared to just 4-5 years ago. I'd say > 90% of the Mission is pretty safe now. You used to never park your car on Capp, but now there are luxury cars all along that street.

You'll probably find mostly professionals, hipsters, Spanish speaking families, and the occasional homeless guys on that block.

Thank you! I just remember it from several years back so I was kind of nervous even though it looked much better than even just a couple years ago. Has the gang activity significantly reduced on 24th and mission? Thanks again!

Let me put it to you this way, 24th and Mission is where people go get six dollar hot dogs, drink imported beer, and eat artisan pies.

It's not as bad as it used to be for sure. Rents have skyrocketed, and there are now yuppies/hipsters all over the place. But people still get robbed, assaulted, shot, stabbed, etc regularly in the mission district...don't get it wrong.

ironically, that's all part of the appeal of the Mission that's caused rents, etc. to skyrocket
