Thanks all... & thank you for some of those sample rental links as well. Lots to think about. I think we'll consider checking out Martinez first (in person) for her to see if there are some pockets that could work for her! I Still welcome any other comments or follow-up feedback as well

Well I was actually referring to Downtown SF, the Presidio adds a lot of time via PT no matter what part of the East Bay imo. I don't think you can even do 60 min door to door from Oakland going to the Presidio. I forgot about the Presidio part of this equation, I know the OP said her husband gets up at the crack of dawn but even now traffic starts that early, from another thread:

It's awful, I'm glad I'm not in that situation. Before we moved to Reno 15 years ago we lived in Suisun and it took my husband 90 minutes to 2 hours to commute to downtown SF. I'm sure that would take longer than that now. My step son works in SF and his wife works at Stanford, they are in a rent controlled tiny 1 bdrm apt in the Richmond District with their 2 year old son. They bank a lot of money every month, but housing prices go up faster than their savings.

You folks are underestimating commute times for all but the lucky few who live and work within a handful of minutes of a train station. BART concord to embarcadero is 52 minutes. Other stations? add more time. Allow drive time to the station, then walk time (or Muni) to one's job, and I'd say fairly few people getting on at that station are making it in 60 minutes. For many, it's probably 75 or more.

It's actually 43 minutes, most people are going to Embarcadero or Montgomery stations in Downtown SF too. Have you ever lived and commuted from the PH/Concord area to Downtown SF?

No, never lived there, but I use the internet well. However, even that can fail. I saw 52 minutes from Google. BART site says 43. I'd believe 43.

Still, if one drives 15 minutes to BART, parks, walks to platform (5 min), waits (5 mins), then walks 7 minutes after BART to job in SF, you're at 75 minutes.

So basically people who live in Clayton, the really far end of Concord. Most people in Concord are 10 min or less from a BART station. It doesn't quite take 5 minutes to walk to the platform either, maybe from the farthest corner of the sprawling North Concord BART surface lot. 60 minutes door to door isn't a stretch or uncommon at all for commuters in this area, I'm saying that from experience too. I don't doubt it takes some people 75min but I wouldn't say that is the norm or more common than 60min.

The commute side of this is def a real thing to consider. I wish he didn't work in The Presidio sometimes, albeit a gorgeous work backdrop. He's a biker too, so we wonder if bringing his bike into BART & biking from Embarcadero to Pres would be feasible...or if you're just replacing one lengthy mode of transportation with another (a sweatier one.) We've thought about renting an Air Bnb or staying in a WC hotel for a long weekend so he can truly test the commute. But it's a lot to plan that with a baby & a dog & might prove kinda pricey just for a test commute weekend. So much to consider! He says he's fine w/a long commute, but it's a real grind I'm sure :/

It is not easy to get your bike on the train in the evening. Particularly from embarcadero where it is totally packed with people during crush times. People can't get on, and people have a lot of animosity for bicyclists on crowded trains. It is better to get on near civic center for best odds of bringing your bike on the train.
