Based on my observations and just looking at the Bay Area on google maps there are plenty of areas that could accommodate new highrise districts. Daly City and Colma BART Stations, S. SF, Foster City, El Camino Real from Palo Alto to San Jose, Milpitas, Downtown Fremont, and of course Emeryville.

Santa Clara officials are looking at a new proposal for high rises on a former Yahoo campus property near Levi's Stadium.

The article states an office building of 600 feet high and a residential building of 400 feet will be in the area.

Office Space: 3.5mil SF = 12k Office Jobs

Hotel/Office: 400k SF

Residential: 6mil SF = ~6k Housing Units

Retail: 600k SF

In terms of skyline, I'd say that Rincon Hill is a better comparison than Mission Bay. Rincon Hill has 60+ story skyscrapers, whereas Mission Bay is mostly midrises.

In terms of glitz/glamour, I don't see anything in SF that can compare. Maybe its the colder weather (people are more bundled up), or maybe its just that people in SF tend to be less flashy, more understated.

Supersized Plans and Problems for this BART Adjacent Project:

"While plans for a 417-unit development to rise up to 8 stories in height on the vacant 3-acre Caltrans lot bounded by Kirkham, 7th, Union and 5th Streets, a block from the West Oakland BART station and across from The Crucible, were approved back in 2016, the ground was never broken.

And with Panoramic Interests now leading the charge, plans for over 1,000 units to rise up to 23 stories and 233 feet in height upon the 500 Kirkham Street site have been drawn and will be presented to Oakland’s Design Review Committee on Wednesday."

I never understood how that area has remained so depressed. There should be a sea of high rises next to the West Oakland BART station. I think this current proposal is great but there are issues with the lack of parking in the building. Something is going to have to change or it will never get built. It may be ok to be built in Uptown/downtown where zoning allows less parking but not at this location. Anyway, I would advocate for 40+ story apartment buildings in this area. A lot of the existing structures can be/should be razed.

From Oakland’s Planning Department:

“The project proposal does not provide adequate off-street parking and the application has yet to demonstrate analysis that justifies that additional parking can’t be accommodated in the [development].

Staff is concerned that: (1) what little parking is provided is visually prominent; and that (2) with no on-site parking for over 1,000 residential units, even minimal parking demand for the project would negatively affect public parking and circulation in the surrounding area.”

In general I am favor of historic preservation but West Oakland is a place where it would make sense to zone the single family home neighborhoods near BART for 20-40 story highrises. West Oakland along with Emeryville should become a mini Hong Kong. Also extend BART through Emeryville and over to Berkeley.

I think mini Hong Kong is too ambitious for the Bay Area. Maybe do what they did in Long Island City in Queens (one subway stop to Grand Central). See pic below:


FYI, BART already goes through Berkeley. If you ever visit you can see for yourself!
