I've been through several market reversals... it gets ugly before turning around but in my tenure always comes back stronger even if the players have changed.

One thing I have seen is almost every single family home in my neighborhoods and the 4 that have changed hands in my parents old neighborhood have all sold to LGBT couples... only one couple has a child so schools may not be as important and all are very outgoing and happy to realize home ownership... all professional couples so I think they are not going anywhere... plus they have already seen appreciation...
Until the VC companies stop handing out capital like candy and those "professional" families get robbed for the first time or mugged by a gang. Then their "charming home" won't be so charming.
