I am helping a family member find a place to relocate to. I live in the south bay and I am not familiar with the cities surrounding Daly city.

He is considering an offer to work in Daly city near the hospital off 280 (Eastmore ave. exit). He is required to live within a 15 miles radius and is looking for a SUNNY & warmer area with decent schools rated 7 or 8 or above (No need for night life /bar hopping entertainment, well kept & safe residential area is good)

He is not wealthy enough to buy a house in Hillsborough, but is in general better off than most people I know. Considering the fog/chilly weather line north of Milbrae/San Bruno, and considering the distance requirement, I can only think of San Mateo city.

I know there are pockets of micro climates in this area, besides San Mateo, are there other areas he should look at?

Please suggest a possible short term (<6 months) rental place/area with budget of <$4K/mo, 2 BR, and a long term area to buy.

Millbrae, Burlingame, San Mateo, Foster City, Belmont, Redwood Shores. Also San Carlos but that might be too far. Most schools in this area score 7 or higher.

Brisbane may not meet the warm weather criterion, but if not a big deal then it and other cities in the upper Peninsula are options as well (Pacifica, Daly City, SSF, San Bruno).

we have fabulous weather here! the fog rarely comes over san bruno mountain.

Brisbane has a semi-desert microclimate. Air descends after topping the mountain and compresses. It warms and dries the air. Being on the Bay shore that is further exacerbated by the way air descends over the Bay due to the Bay being a heat sink.

He should have a lot of short-term rental options on his budget... I'd check out the corporate places like Avalon - they sometimes have pretty good rates for short term and there are several of them in the area.

We live in Belmont and love it. It is a very pretty town with fantastic schools, a friendly community, nice moderate weather and a central location. I commute to San Francisco and find the commute very doable on Caltrain. I would highly recommend it.

Anywhere south of Sneath ln will be sunnier than DC. San Bruno is a good option. Try look into the apartment across Tanforan shopping mall. I forget what it called, but it's a pretty decent area.
