Tracy is way closer to Pleasanton than Pleasanton is to either come now. I don't know, I see the tri valley as just an expensive continuation of the Central Valley (it even has similar weather!)

Are people really buying $1 million homes on a $200k HHI (I assume you meant household not per person)... that seems like way too much for that income level.

Look on a map. Pleasanton is only 26 miles to San Jose. Hardly an exurb.

PITI on a $1M home with 20% down at 3.75% interest rate is about $5,200/mo. About 31% of monthly gross income for $200k. I bet there's plenty of people paying far more in rent as a % of their gross income. If you do this in your early to mid 30's one can hope their income is going to increase over the next 20 years. That's how most people I know bought their first home in their early to mid 30's some 20 years ago.

Dude you need to get a life. It was a lot more pleasant when you must have been suspended from CD for a week. I see your back in full force here thought.

Taking 880 to 680 from almost downtown on Santa Clara to just past the Alameda Fairgrounds it is 26.5 miles and takes an hour and 20 minutes if you leave right now. 30 miles or 26, what is the difference.

30 miles and an hour and a half almost? Doesn't seem convenient to me.
