This is why I settled in Oakland before it became so popular... central to most everything I need and was very affordable before getting discovered.

Sure, but the actual sunniest part of SF is located in the southern part of the Mission. That's all I was saying.

San Mateo + Burlingame + (expensive Hillsborough) are pretty awesome for quality of life, assuming you do a little better than just an "excellent" salary if you want to get in now. 265 days of sunshine a year, warm summers, small town vibe but close to the city (30 min Bart isn't bad), and airport.

It wasn't so hard to get in as recently as 2010-2011. Apartments (entire apartments) were below $1500.

I agree mid-peninsula is a great place to live.

100% false.

San Francisco has the second worst traffic in the entire country. The only city that's worse is LA.

Exactly right. I bought many homes in the Bay Area while working for a local city government. Deals are out there you just have to find them. For instance in 1960 I bought a multi family apartment in San Francisco for 9500 dollars. You just have to know how to find a bargain. By 1964 I owned many properties. Some of them in SF, half moon bay, Palo Alto, Menlo park, redwood city, and Belmont. By 1970 I even owned a house in atherton and I drove a Cadillac. You have to start at the bottom and climb up.
