You are exactly correct. I would not live in any of them. I remember my employer (East Bay Regional Pk) putting in new restrooms in the Regional Park in Antioch. We purchased the toilets and sinks from the same vendor who supplies these items in our Calif prisons. We needed to install these amenities that would survive the inevitable baseball bats that are used to destroy the restrooms. Due to the migration out of S.Fran and Oakland due to rising housing costs, gangs are moving a bit farther east to these regions as well as the working Joes out there who can no longer afford the East Bay. Human Migration is moving out further east.

Yesterday morning I was in Minneapolis. I watched the local morning news while getting dressed...before heading to the airport to catch my flight. The weather guy on the local news used the phrase "It's really heating up". I had to laugh. The expected high for the day was 77 F. When I got into my car in The Woodlands to drive to the airport to fly from Houston to Minneapolis in the first place, the temperature gauge in my car read 104 F and decreased to 98 F after a few minutes of driving (outside temperature measured). Yep, people get used to different temps and prefer different temps.

There are currently 4 condos listed at under 500k in Moraga, but all of them are pending.

There are some non age restricted and non 'limited income' condos in Walnut Creek under 500k that aren't pending.....even in the upper 390s as well. One at 450k on Jones Rd has 3 bedrooms and 2 baths.

Santa Rosa fits the bill I'd say. You didn't specify if you'd have to commute to the city, in which case it would not fit the bill.

You could have a look up here. It's one of the last hidden gems that's commutable to the south bay. 500k is around the floor, but doable for a smaller place. It's also stunning nature wise and the local communities while a little weird, are generally very friendly.

There a million cities in the midwest and east coast. I'd look into that.

Even with it's appealing characteristics, the Bay Area is a bit hyped in my opinion. I moved here last year from Chicago...and Chicago is a MILLION times better than San Fran.
