Have you considered a condo? You could get a 1 bed <500k near Lake Merritt or North Oakland. I don't know East Oakland at all so I cannot comment but these areas I just mentioned are desirable now and probably won't lose as much value in the next market downturn. You could live in a condo for a few years and use it as a stepping stone to a house. Here's a good example. Downside is it is close to a highway but that might not be so bad. Keep in mind that all housing is under-priced so this will most likely go for 10-15% more than asking. Good luck and wish I had done what you are doing at age 20 something!

Things definitely seems worse in the "deeper east"
Deep east = worst part of Oakland from a crime perspective. It also lacks amaentoties like grocery stores, restaurants etc.

This article came out about West Oak a few days ago. It's nice that the man's daughter will get to grow up in a better neighborhood. I found it shocking that the only one of his friends that hadn't been shot was in prison for life.

The closer you get to San Leandro, the more that isn’t true. Foothill Square finally got their Foodsco opened, and the Durant Square has a Food Maxx.

But, as it starts gentrifying, these things will come.

San Leandro has its own issues. They are now strangling traffic in the downtown/BART area, trying to promote a walking, biking, and transit area. There is also talk of installing cameras at their borders to photograph people coming from Oakland. While I understand the direction, ticking off drivers is kind of like cutting your nose off to spite your face. I find driving in and around SL so bad, I chose to avoid it, and I shop in Alameda or Castro Valley.

I recently stopped working in San Leandro and a lot of people are refusing to see issues on their home turf. The thought that all of SL’s issues are Oakland based is ridiculous.

I'm so glad you mentioned this...

So many projects coming into "Deep" East Oakland...

Foothill Square has have 50 million in upgrades with 200,000 square feet of retail space...

The nearby accredited Oakland Zoo is on an expansion track with new dining and tram.

Durant Square has been transformed to retail...

One of the best High Schools with a regional draw is on 98th ave... Bishop O'Dowd High School... etc...

I've had similar discussions with my San Leandro friends...

In the 70's-early 80's we took our young'uns to the Oakland Zoo, twice. We all had a wonderful time. It was so much fun........We liked it there better then the San Francisco Zoo.

The Oakland Zoo has really come into it's own... many school field trips from all over the Northern CA...
