According to analysts in Canada's coastal areas, within 30 years, sea levels will have risen over a foot. They're planning on it.
Most of those areas are land filled anyway. On shaky ground.

But developers are building housing on them. Not all are on landfill. They're on what used to be Bayfront, before the landfill extended the frontage.Alameda isn't on landfill, and it will be affected. The Mare Island developments in Vallejo aren't on landfill, and new housing there is selling well.

One of the developments in the Fremont area is "luxury homes". We had someone posting here, asking about that particular development, as it's near the bridge to Palo Alto. They're enticing people by building high-end homes without the super-high-end pricing, + proximity to jobs on the Peninsula. The ones in Vallejo (Mare Island) are nice homes that are cheap, simply because it's Vallejo. People are snapping those up, waiting for overall gentrification to happen. Easy commute to SF via ferry.

The traffic is horrible in Fremont and Vallejo.

^^^ Pretty much everywhere around the Bay Area if you must commute.

California and more specifically the Bay Area holds several of the top areas of Super Commuters nationally.

Stockton, followed by Modesto have the greatest percentage of Super Commuters in the country...

I've seen it where I work... people looking for new homes move out to the valley and commute an hour or more each way on a good day... some of our nurses commute 90 minutes each way... when I asked if the new home they bought worth it compared to the small 1940's home they sold with a 10 minute commute the answer changes over time...

The longest time I ever spent in a car covering the shortage distance is when I volunteered to drive from Oakland to SF Fisherman's Wharf to pickup guests staying with me... I almost could have driven to Tahoe in the time it took... over 3 hours. (If there was no traffic to Tahoe!)

I have seen it get worse and worse from the 80's to current. (traffic)
But at the same time I notice wherever I go I always must wait in line. Too many people where did they all come from?

What traffic? There's not much traffic to the ferry terminal in Vallejo. There's no traffic in Fremont, unless you're trying to get to or from the bridge during commute hours, haha. If you've joined the Bay Area forum to troll, it's not going to work.

Yeah, that's crazy. Many, probably most, people who have grown up in in inner Bay Area wouldn't want to live way out there, anyway. The cooler weather, and the views of the Bay are non-negotiable, for some. Speaking of older homes, I've been finding some 2-3 br. homes built in the 20's and 30's, in Berkeley and Kensington lately, for under 1 mill. On huge lots, view lots, no less. I realize they'll get bid up, but still, when you look at the prices smaller homes on tiny lots are going for in Albany and elsewhere, I don't understand these prices. Shhhh....don't tell anyone!
