"the Richmond" was the key, that would not be a reference to the City of Richmond, it's the way San Franciscan's refer to neighborhoods

I doubt home prices are up to 1.7M in Richmond, CA. Although, I could be mistaken.

No - it’s not the way we refer to all neighborhoods. We don’t say (lol) ‘the SoMa’, ‘the Nob Hill’, ‘the Russian Hill’, ‘the Laurel Heights’, ‘the North Beach’, etc. It is often used to name a district (anywhere, not just in SF) i.e. as with the Marina District, the Financial District, the Richmond District, etc.

(Also, The Richmond is a restaurant on Balboa - lol.)

Actually, however, the Richmond District is divided into four parts; and I more often hear the ‘sub’ neighborhood names i.e. Lake Street, Outer Richmond, Inner Richmond, and Central Richmond. That not only makes the distinction clear from the east bay city (to which it is sometimes confused), but it also indicates a more specific neighborhood/location (as they are quite different). Therefore, most people (especially if referencing a home for sale) are more specific to set themselves apart (especially if it was Lake Street which I’m guessing it was) - and that name doesn’t carry ‘Richmond’ or ‘the Richmond District’ at all.

I lived in Tempe for 2 years while attending grad school at ASU and dated a lady from Gilbert during that time, so I'm familiar with the area. Sounds like you made out like a bandit and here are some of my observations from living there:

-Gilbert is a nice, suburban community. Not too different than you'd find in many other parts of California. If you want more things going on, its not too far of a drive from Scottsdale or Tempe for great restaurants, nightlife, entertainment, etc. Not quite SF, but not exactly devoid of things to do
-I would actually say year-round the weather is much better in Gilbert vs the Richmond District of SF. If you had said you were coming from the East Bay, I may say otherwise. However, I find the coastal side of SF to just be cold and gloomy much of the year. Yes, the heat in AZ in the summer is intense, but 8-9 months of the year, I'd argue that AZ has better weather. There's something to be said about waking up to sunshine every day.
-I think the housing stock in AZ is much, much better. Think about it. Someone just paid $1.7M for an old fixer upper in the foggy, more suburban part of SF. No thanks
-The outdoor recreation in AZ is great. I used to love hiking Camelback, Squaw Peak (now called something different) or South Mountain. Its only a couple hour drive from the gorgeous areas of Sedona/Flagstaff/Grand Canyon to the north or Saguaro National Park to the South. Yes, California is amazing for outdoors and probably takes the cake here, but AZ is no slouch

I think you'll be happier overall. The weather does take a bit of adjusting to, but after you become accustomed to this, its not that bad.

Well in the meantime, those are the homes in Richmond that would sell in that price range.

No it won't, the vast majority of homes are on the hillsides well above the bay. The only thing underwater would be the marina.

Do people say Richmond when they speak of Point Richmond? I've been to Point Richmond many times and never considered it part of Richmond.
