You forgot - OP stated he lived in SF for many years, so he does live around ‘us crazy people’ in the ‘SF bubble’ (or at least used to). John is probably even a Giants’ (and Oracle Park) fan - lol.

Yes, that's me! Speaking of which, I should probably get to work on that well now that I've cleaned up my yard. (The flippers didn't lift a finger outside of the house, so it was all for me to work on.) The park is called Miraflores Park: https://nextcity.org/features/view/r...en-development

I can see some of smallest, run-down properties being acquired as tear-downs, maybe even two or three properties combined, to put in duplexes or triplexes, if zoning permits. The way the East Bay is going, I would think that rezoning in some of the SFH areas of Richmond is inevitable.
Some low-scale improvements are happening in the rougher parts of town. Some projects are more ambitious than others, such as the new affordable apartment complex going up on Nevin Avenue between 21st and 23rd Streets. Some are less ambitious, such as just fixing up the existing small abandoned house at the corner of Cutting Blvd. & S. 28th Street even though the lot allows for a duplex or mixed-use building. But hey, progress either way is a good thing!

That the buyers had $1.7 million in cash, I wonder what their occupations are.

I always dream of selling my house and moving to a much cheaper area, but that'll never happen (we won't have a drastic reason to leave). I still owe the bank a ton on my mortgage, so I would keep very little of the money from the sale.

(Also, The Richmond is a restaurant on Balboa - lol.)

Actually, however, the Richmond District is divided into four parts; and I more often hear the ‘sub’ neighborhood names i.e. Lake Street, Outer Richmond, Inner Richmond, and Central Richmond. That not only makes the distinction clear from the east bay city (to which it is sometimes confused), but it also indicates a more specific neighborhood/location (as they are quite different). Therefore, most people (especially if referencing a home for sale) are more specific to set themselves apart (especially if it was Lake Street which I’m guessing it was) - and that name doesn’t carry ‘Richmond’ or ‘the Richmond District’ at all.
Correct. We rented a house in Central Richmond and never heard The Richmond or The Richmond District spoken, just neighborhoods. If someone said The Richmond, they meant the restaurant in Inner Richmond. To the original poster, what neighborhood did you sell a house? I wonder if it was near where we rented.
