I work in medical and in my little corner the big topic that doesn’t go away is people seeking less density... even if this means moving out of state... so many places with standing invitations from former colleagues... Northern CA, Oregon, Washington, Nevada, Idaho round out the top.

People looking for their own slice of heaven and right now no one is saying dense urban...

Several of our nurses were strictly public transit, BART-MUNI, but now all drive with 2 buying cars to be able to get to work...

The ramifications is that Tracy's real estate market absolutely on fire. My family has been outbidded 4 times and each time we offered above asking price. This is the time to buy property in Antioch, Brentwood, and Tracy.

Same closer in around Walnut Creek and Pleasant Hill.

It seems single family home value is strong. It is rental prices that are declining.

That could mean more sprawl which is bad but hopefully those area will see more gentrification, infil, and overall greater amenities.

Antioch and Tracy have high crime rates and crime is a factor in the urban exodus.

We are seeing the same phenomenon down here in Southern California too, with newly-minted remote workers exiting the rental markets in pricier urban areas and becoming actual homeowners in the suburbs and exurbs.

People want space, amenities, affordability and access to culture and there are only so many places in big metro areas where all of those are possible (the exurbs): Tracy, Manteca, Lathrop, Lodi, Antioch, Brentwood in the Bay Area; Antelope Valley, Eastvale, Rialto/Fontana, Menifee, Lake Elsinore in Southern California.

I don't Tracy has that high of a crime rate, certainly not like Antioch.

2019 CRIME RATE PER 1,000 RESIDENTS

Antioch.....................36.4 / 1000
Tracy........................28.5 / 1000

To be fair, though, most of Antioch's crime is concentrated north of Hwy 4, the rest of the city is relatively safe. Most of Tracy's crime is concentrated in the city center.
