The first one is in a better area, namely Ivy Hill which is probably the best of all the flatland neighborhoods. By comparison Pill Hill is ok, but Dogtown on the other side of 980/24 can be kinda sketchy.

Definitely the Zorah one. We looked at a place on that street, and it's a nice little neighborhood. There's also a coffee shop opening on Brooklyn soon that looks like it will be good. I can't tell from your map if that's Haddon Hill (above Park) or Ivy Hill (below), but both are quite lovely as the flatlands go, and are very residential so you'll see others out dog- and child-walking.

I would *not* do the 28th/Telegraph one. It's a pretty isolated area (mostly Pill Hill-related businesses so it shuts down at night) and consequently can be sketchy. Plus, there really isn't much to do there, whereas if you live by the lake you can walk to the Parkway, to shops, to the grocery store, etc. If you go south on Telegraph (24th-ish towards downtown) it does get more residential and neighborhood-y, though.
