I'm strongly consdering a move back to the Bay Area after moving to the east coast nearly 10 years ago. I grew up in Marin and lived for 10 years in San Francisco before moving to NYC for a job. My strong preference is to be back in Marin but I'm afraid that even with the downturn in the housing market, I still can't aford to buy there. My budget tops out at about $450,000 for a house or condo. I'm fortunate enough that my job will relocate me to San Francisco so I'll be looking for a community that's within a 45 minute commute to the city. I really don't want to live in SF. I'm single, female, in my 40's and social. I love Southern and Central Marin - San Anselmo, Ross, Kentfield, Mll Valley, Tiburon, etc., to give an idea of what I'm looking for. Any ideas on where to focus my attention that are within my budget? I don't want to spend another winter in NY!

Is the Marin area the only place that you are looking? Vacaville is cheap (by California standards) and you are 1 Hr from S.F. and about 30 min from Sacramento. There's also a small social scene there as well and is totally within your budget.

Vacaville is nice, but you will driving to the Bay a lot for any kind of social scene. Since you don't want to live in SF, and anything pass the Golden Gate Bridge is out of your price range, you may want to consider the South Bay areas of Mountain View, or Menlo Park. If you like the East Bay, consider Alameda. It really seems like Marin and the surrounding areas are where your heart is though.

Marin is really where I want to be. It's home to me even though I haven't lived there for 20 years. I think my plan will be to rent in Marin as a starting point. So, if anyone has any local realtors who cover the rental market in Southern and Central Marin, I'd greatly appreciate any referrals. I'd like to find a cottage or small house. I really don't want to be in an apartment complex which is all I seem to be able to find when I do my own searches. Once I'm there I can explore some of the other areas mentioned...Alameda or Mountain View and Menlo Park, although, from what I can see the Peninsula is also very expensive. I would welcome any and all feedback! Thanks.

I was going to suggest renting to escape NYC winter and wait another year for prices to drop and the market to expand in Marin.
