Hey all,
I am going to start my Masters program in Tax in the Spring. I'm most likely going to work near Embarcadero Center when I finish the program. My question is: Is there a safe area in which to live near this area? I'm looking to spend from $800-1200 in rent during the program and once I start working I can afford a little more. If not, are there any ares within a 40 minute BART ride to this area? Also, is the Tenderloin near Mission and 1st? I've heard it's not such a great area so I'd like to stay away from that area. Thanks in advance guys. I've already learned a lot about the city through this forum.

Mission & First is in the seediest part of the South of Market neighborhood; it is basically on the opposite end of the Market St. corridor from the Tenderloin, not very far. Your budget will not get you very much, likely a 100 year old and very cramped high-rise studio (in the Tenderloin) which you'll need to fight tooth and nail just to get your name on.

40 minutes is quite a ways on BART - that would cover almost the entire system from the Embarcadero station.

Thanks for the response! Could I get a nicer place outside of the city but still within BART range (or at least a reasonable commute by car) for $1200 or should I start looking for a roommate? It doesn't have to be big, just a bedroom, bathroom, and kitchen.

Check out the Dublin/Pleasanton area. We are leaving a 1 bedroom/1 bath loft-style apartment which currently runs $1,395/month. My prior place (in Pleasanton) was a junior one bedroom for $1,200/month. Both were a 20 minute walk to the BART station, 5 minute drive.

Well, Mission and First is actually in the Financial District next to the Transbay Terminal and though the terminal itself is seedy and appears to be home to 20% of the SF bum population, there isn't anything residential near there. I think you were referring to Mission and 6th/7th/8th, which is the seediest part of town.

For nice places near Embarcadero Center you can pretty much double or even triple the figures in the original post.
