FYI - Do not use trulia.com for accurate real estate information, especially in the SF area.
They put outdated and outright false information out to the public as reliable which the independents types could rely on to make serious financial decisions.
For example, they list homes as sold at top dollar in depressed areas, which in reality are on the market for pennies on the dollar. So at first glance the 'sale' looks like a fabulous comparable when it is not.
So independent types, do tons of research before investing. Go ahead and consult a real estate agent for accurate comps.

DO NOT RELY ON TRULIA AS ACCURATE - THEY PUT FALSE AND MISLEADING INFORMATION OUT TO THE PUBLIC AS RELIABLE INFORMATION.

Can you tell me what you mean by cooler? We are considering the Albany area and prefer warmer temps. Hoping my question might help the OP too. Thanks!
