We're looking for a permanent house/flat and have seen some pretty decent places (to rent) in Excelsior/Outer Mission for reasonable prices. We don't know ANYTHING about that area as we've only been here 3 months and have been pretty sheltered over in our Cole Valley sublet. Sooooooooo.....those in the know about the Excelsior/Outer Misson, give me the scoop on the neighborhood, thanks!!

That area is kind of mixed... some people will say it's dangerous, others will say it's alright, so I guess it depends on your perspective. I used to work at Mission & Excelsior, and it was fine in my opinion - some weirdness, but nothing really bad ever happened. Demographics are mostly Hispanic with a little of everything else, and they have food/shops of every kind on Mission. I personally think it's a nice little neighborhood, but I'm not sure what you're looking for exactly.

If you had 2 kids (14 and 3), would that change your mind as to living in that neighborhood?

It's similar to the northern end of Daly City. High percentage Asian and Hispanic population, and over 50% of residents in the 94112 ZIP code were born in another country. As far as real estate desirability, the area ranks near the bottom for the area, barely above the Bayview and below Visitacion Valley, mainly because the housing stock is made up of decrepit centenarians. Most residential areas are old, crusty, and falling to pieces.

Excelsior/Outer Mission is not as safe as Leave It To Beaver land, but it is not as dangerous as the neighborhoods that you see in movies like Menace To Society either. So it is somewhere in the middle.

Perhaps... I think it would depend on the exact location, since things can change from street to street. It's hard for me to say, though, as a non-parent and woman who's lived in some BAD neighborhoods. As Jeff just said, it falls somewhere in the middle of bad/good areas, so I guess that will be your call.

^^14 is kinda tough age to move, would they still be going to the same school and hanging out with the same friends? I know its not that big of a move distance wise, but the areas do differ. If they can hold on to their old lives/after school activities and not soak in the the wrong elements, they should be fine.
