That's unfortunate, because 101 is lousy between Belmont and South San Francisco. Jams up from Hillsdale Blvd to Broadway, you can count on it. It's 30-35 minutes during rush hour. If you take the long way around on I-280, though, it'll be closer to 20.

Alameda is Alameda. It is a separate city, literally. An estuary separates the two cities, and Alameda itself has various neighborhoods. For good schools stay east, southeast of Union Street, and for really good schools, keep your home search east of Park Street. I heard that SSF will get a ferry terminal soon at Oyster Point. Alameda has two ferry terminals, but I don't know if there will be a direct ferry to Oyster Point. If so, then Alameda would be a great choice.

Check into Foster City also. The school there are great, and it's an extremely family-friendly city. The apartment rentals will fall within your price range also. Easy commute to SFF.
