Oakland has pockets of cute streets in the flatlands which are affordable; where are those pockets?
What are some more affordable areas to buy a house in where I will be safe? I know Oakland but I don't "know" Oakland.

I grew up in the Bayview in SF so my standard of safety is probably more flexible than most but I want to feel relaxed in a neighborhood I live in. At least be able to walk down the street or a couple of blocks and not fear for my safety.

I checked the Havenscourt area but it seemed like a mixed bag.

Would appreciate honest feedback from people who LIVE in the flatlands.

I noticed that when people mention the decent parts of Oakland, they refer to places I cannot afford to buy (Piedmont, etc). Even Maxwell Park/ Allendale is slightly above my price range.

I've noticed it's pretty okay from downtown up to the Berkeley border. That's quite a big swath of city.

Is that considered West Oakland? Has it improved? It has been some time since I've ventured that way.

All of the areas mentioned by myself and Ultrarunner are in East(more like Central East) Oakland along the 580 freeway.

Compared to the 1980s, absolutely. There is still a hard edge to West Oakland though. Krudmonk mentioned the area between DT and Berkeley-along B'way and College Av, its actually pretty nice. Along Telegraph is okay too. The Temescal District is now pretty upscale despite its noticable grit and I wouldnt consider it cheap.

I'd look on the East Oakland side also. Can you tell us your rice range?

Interesting. I'd move closer to 106th or Havenscourt before I would look close to High St for safety reasons.
