We're moving from North Oakland to the Peninsula to shorten our work commute to Mt. View. We've lived in urban settings all our life with the exception or North Oakland. We're looking between Los Altos and San Carlos. Love having a main street with retail/restaurants not too far, need a good elementary school and preschool options ( have 2 kids), and would like to find a 3 bed house under $1.3M or we're up for renting. Advice? We've heard Mt. View and Redwood City are under rated and worth checking out vs. Palo Alto and Menlo Park which may not be attainable in the $1.3M range.

I've lived in San Carlos since 2004, it's a really nice area for families. Laurel Street is always busy and has many restaurants and local shops. As for the housing you may be able to find something in that range. In terms of RWC there are good and bad places to look. Mt Carmel area and Emerald Hills are good areas. Check out this blog by a realtor, he talks a lot about the San Carlos area if you want more info, San Carlos Real Estate, Homes for Sale in San Carlos..

IDK maybe I"m on crack.. but I think MP and Palo Alto would be attainable on 1.3 ? Redwood city is great, and has some nice areas, but they are not near the newly re done downtown area. San Carlos is also a good choice, and is very cute. Basically the whole Peninsula is AWES and with that budget you should be fine. I do think MP and PA have the best schools out of all of those cities (I maybe biased since I was educated in them), the rest have good schools too though.

A 3 bed/2bath in Palo Alto is attainable on a 1.3 budget, especially on the south side which is further from downtown but lots of families & still the great schools. Check out Cookies Required. Now is a good time to buy as things have settled down a bit, but PA is such a stable market. Elementary schools are great -- middle and high schools too -- score very highly, very strong academics, but filled with motivated kids so a bit competitive and stressful -- many say college is easy after going through their PA high school experience. Hope this helps.
