Hi all,

I am looking for a ballpark figure to buy a 2br home or condo in either area in subject. schools, yard, etc not a concern.

I have looked at recent mls as well, on average, are homes going at, below, or above listing?

many thanks for your time, and I know this is just a ball park. I won't be able to come look for myself until August.

No idea on the Gourmet Ghetto, but for Rockridge proper the average seems to be around $450K and up for a 2BR condo, or $700K and up for a 2BR house. You may find occasional deals on both fronts for less than that, but it's usually because they have a fatal flaw. (Whether you care about that flaw is another story, and it might be worth it to get a cheaper place---common ones are lack of parking/garage, proximity to the freeway or BART/noise, no yard, fixer uppers, etc.)

You might do well to look in the Temescal neighborhood, too. It runs a little less than Rockridge because it doesn't have the strong schools; that's a lot of what people pay for in Rockridge itself.

Whether homes are going at or above/below listing has more to do with whether they were listed reasonably, so that's not a good gauge. People are also beginning (finally) to list more reasonably, but the side effect in Rockridge and Temescal has been to trigger bidding wars again---just at lower numbers than before. There are a lot of savvy long-time renters who are getting into the market in those neighborhoods so there aren't too many hidden gems, except on the auction front. Check out recent sales for better numbers, though.
